As a buyer or a seller, you want to make sure that all the conditions of sale have been met before property and money exchange hands. Through the years, custom and legal statutes have dictated that money and all related documents be transferred through a neutral third party. Rest Assure Title Services, LLC serves as the neutral "stake holder" and the communication link to all parties in the transaction. As the Escrow Agent, Rest Assure Title Services, LLC will hold all documents and money until all conditions of the sale are completed, at which time we will impartially carry out the written instructions given by the principals in the transaction.

Refinance Transactions

One of our specialties is refinance transactions. These transactions are typically a little more streamlined than a resale escrow. The homeowner does not have to have a termite inspection or purchase a home warranty and there are fewer parties involved in the transaction, so communication moves a little faster. At your request, your loan officer will call us to open up an escrow file and at that time we will begin gathering the information necessary to close the transaction. Once all the documents are signed, we will send them back to the lender for funding. The law requires a "three day recession" period on all refinances of primary residences, which means that we cannot fund or record the new loan until three working days have passed after you sign the documents. Once the recession period has passed, we’ll record the new loan and request a wire transfer of your funds.

Even if you aren’t closing your loan with us we’ll make sure that immediate written verification of funds is provided to the appropriate parties to facilitate your real estate transaction!

Ownership & Encumbrance Searches

If you just want a title search and that’s it, no problem! Our comprehensive O&E Reports are completed quickly and accurately. The report generally takes three to five working days to complete and a copy will be sent to you and your agent as soon as it is prepared. Ownership & Encumbrance reports are issued only after a thorough search and evaluation of public records. They are also based on information that has been gathered by the title company over the course of many years. These reports show items that are encumbrances against the property; such as taxes, easements, deeds of trust, liens and judgments as well as the individual(s) and/or entities that may have ownership interests in the property.
